Pleased to be supporting the Savitri Trust

Each year, Residential Land donates a substantial contribution to the Savitri Waney Charitable Trust,  a trust committed to enhancing the lives of people in some of the poorest regions in India.

Setup in 2001 by Mr. Arjun Waney, and named after his mother, Savitri, the trust supports projects throughout India and establishes health and education services to those in need throughout rural India.

Recently, Residential Land assisted a Savitri Trust partner charity called Second Sight, where the funds were sent to a remote rural hospital called GEMS in the south of Bihar state.

India is home to over 15 million blind people, Bihar alone has 1 million people affected by cataracts due to poverty, illiteracy and lack of healthcare institutions. The charity Second Sight assists the GEMS hospital, providing volunteer surgeons from India and the UK.

Our donation was used to fund critical eye surgeries to those who would usually have no access to such treatments.

Residential Land Support the Charity Mission Direct

Residential Land are dedicated to supporting worthy charities and have recently donated four VIP tickets to see Barry Manilow at The 02 arena to the charity “Mission Direct”. The tickets will be auctioned at a fundraising event on 13th November. Mission Direct who are a UK based poverty relief charity working with a partner charity based on the island, The Samaritan Foundation, are aiming to raise £10,000 towards the £100,000 cost to build a school in Villa Emmanuel on the north coast of Dominican Republic. There are an estimated 1,500 children living on the island but no government provided education.

In 2003 a local lady, Evely Peniche, saw a need amongst the children in her community. She started to organise social and cultural activities and soon realised that the distance to the nearest school and cost of school supplies and uniforms put education beyond the reach of most village parents. In 2006, Evely, an educational psychologist, opened her home as makeshift classrooms and now has over 200 children learning in her home. Despite providing no funding to the school, the government noted the school’s success and insisted they take another 30 children and move to larger premises. As an interim measure, apartments have been rented where the children are crammed into learn. A new school is now vital to allow this community’s transformation to continue and Residential Land is delighted to be able to make a contribution to such a worthy cause.

Misson Direct has already made a contribution to the lives of many families living in the nearby village of Esperanza, where a new primary school and over 100 new homes have been built.

Residential Land - Tenancy Deposit Scheme News

Tenancy Deposit Scheme - Threshold increased to £100,000.

The Tenancy Deposit Scheme was first introduced in April 2007, where residential landlords holding an assured shorthold tenancy with a rental income upto £25,000 were required by law to hold their tenants’ deposits in an authorised scheme for the first time. The scheme was introduced to protect deposit monies and to ensure that residential landlords were held fully accountable for the deposits they took from tenants at the start of the tenancy.

Now 3 years on, the rental income threshold has increased to include all tenancies with annual rent up to £100,000.  The changes came into force on 1st October this year and any residential landlords who earn a rental annual income from a single tenancy of £100,000 need to ensure that their tenants’ deposits are placed in one of the three authorised schemes.

The new threshold applies to existing tenancies where the deposits were taken after 6 April 2007, not just those created after October 2010 when the laws come into force.

Landlords holding an assured shorthold tenancy to which the legislation applies are required to register the deposit taken from the tenant with one of the three statutory protection schemes within 14 days of receiving the deposit and provide prescribed information to the tenant.

Residential Land has over 1,200 rental properties in central London and with the AST threshold being increased to £100,000 per annum and many of Residential Land’s existing contractual tenancies exceeding £25,000 per annum our lettings team had to ensure that current deposits held within this bracket were all registered prior to 1st October.  Residential Land uses My Deposits deposit protection which is an insurance based scheme, for full information please visit www.mydeposits.co.uk

Nicola Young required accommodation for employees on secondment projects, staff stayed at our Roland House property in South Kensington.

Your prompt and efficient service was most appreciated. We have previously had poor service from other letting agents, including being let down at the last minute, but everything seemed to run so smoothly this time. All our employees have all been extremely comfortable at Roland House.  We would certainly look to use your company again in the future.

John Bromley rents in Kilburn at our Gladstone Mews property.

I would say that we have been particularly fussy tenants and have asked and pestered staff with many requests.  Each request was answered immediately and very professionally and not once were we left to feel that any of our requests were trivial, something that has happened with other landlords.

Olivia Masson is a tenant in Westminster at our Luke House property.

The purpose of this letter is not to complain. On the contrary, I just wanted to take this opportunity to say that I am indeed very happy living in Luke House with its convenience, maintenance support and staff who are always very kind, available and effective in dealing quickly with any requests.
