Congratulations to Emma and Anthony

On 25th April 2010, two staff members from Residential Land successfully completed the London Marathon.

Emma, was running the 26 mile London Marathon on behalf of the Motor Neurone Disease Association, a charity very close to her heart. It was Emma’s first time running a Marathon and she managed to raise over £5,000!

Anthony had also never entered a Marathon, and managed to complete the race in an extremely impressive 4hrs 45 minutes. Equally impressive was that he raised nearly £1500 for his chosed charity, the Severn Hospice.

Anthony has said “It was an amazing day and some of the highlights include running past Richard Branson and his daughter (I know which one I preferred) as well as crossing the line with a fancy dress beer bottle one side and an ice cream (fancy dress) the other.” However, he also added “it will be a good few years before I recover and attempt another one!”

Emma has since said that next year she intends to either swim the solent or climb Mount Kilamanjaro - so watch this space!

Residential Land would like to congratulate both Emma and Anthony for their successful efforts completing the race quickly and in one peice, and for raising so much money for such worthy causes.

Our Sales Director, Emma Whitby-Smith will be running in the 2010 London Marathon to raise money for the Motor Neurone Disease Association. This worthy cause is close to Emma’s heart, so please show your support by donating money and leaving her comments of encouragement!

“On the 25th April I will be taking on the challenge to run the London Marathon, where I hope to raise funds for the Motor Neurone Disease Association.

What is Motor Neurone Disease (MND)?

It is a progressive neurodegenerative disease that attacks the upper and lower motor neurones. Degeneration of the motor neurones leads to weakness and wasting of muscles, causing increasing loss of mobility in the limbs and difficulties with speech, swallowing and breathing, it is terminal.

The Motor Neurone Disease (MND) Association is the only national organisation in England, Wales and Northern Ireland dedicated to the support of people with MND and those who care for them. This fantastic organisations mission is to fund and promote research to bring about an end to MND. Meanwhile, whilst funding and promoting the research they also seek to enable everyone with MND to receive the best care, achieve the highest quality of life possible and die with dignity. The Association funds and promotes research to understand what causes MND, how to diagnose it and most importantly, how to effectively treat it so that it no longer devastates lives. www.mndassocation.org

City AM - Rental Agony Column, November

Louise Savage, Sales & Marketing Director at Residential Land writes a monthly column for City AM offering readers advice on renting flats in London. Some of the most recent questions include:
Q. Dear Louise, I’ve seen a lot of websites springing up where you can rent out your property independently. I’m tempted but I’m a bit nervous. What do you think?

A. These websites have their place in the market in exactly the same way that letting agents do and they will certainly save you money on agency fees. However, you need to consider carefully whether it is the right method for you to rent out your property, as it is not suitable for everybody.

Letting agents are able to list on the prime property portals, which get a lot more internet traffic than small new websites will. You may therefore find that you will have to wait longer to attract interest in your property and also have to work harder to publicise it.

Letting out a property independently is hard work. If you don’t have the time or don’t want to put in the required effort to go it alone, then you might be better off paying the agent’s fees. You will have to do the viewings yourself – if a prospective tenant wanted a daytime viewing, would your job or other commitments allow you to make it? And before the property even goes on the market, you will need to organise getting an energy performance certificate, which is a legal requirement.

Seemingly simple things like drawing up a tenancy agreement also take up time. To help independent landlords, the British Property Federation has launched its own tenancy agreement. All you need to do is fill in the details and a tenancy agreement is created for you for free. Many first-time landlords don’t know where to get started when it comes to organising these things, so this is really helpful.

Q. Dear Louise, I recently rented out a property with some friends and I’d like to decorate my room to make it more homely. Can I do this?

A. When you rent a property, the landlord will usually expect it back in the same condition, save for fair wear and tear. You are best to speak to your landlord about what improvements you want to make and ask them whether it might be a possibility.

Even if you think that what you want to do is an improvement, the landlord might see things differently. Agreed, a new lick of paint or some shelves might make it more attractive, but it is much easier to rent out properties that have neutral colours rather than rooms that are painted pink or red, for example.

Therefore, the landlord is quite likely to require you to restore the room to its original state at the end of the tenancy, particularly if you have made some big changes. If you don’t do it yourself before you check out of the property, then you might have money taken out of your deposit to cover the redecorating.

Landlords are well within their rights to do this, even for something as small as picture hooks, so bear in mind that you will have to go to the effort of redecorating again at the end of the tenancy and pay for it too. Ask yourself whether the effort is worth it and always check with the landlord so you know where you stand before you do anything.

Summer Garden Parties

Residential Land is planning two summer parties in the garden of it’s Mayfair head office.  The first party, to be held on the 3rd July, will be for the lettings agents who work so hard during the year to rent out the large portfolio of central London flats and houses.  The second party, to be held on the 10th July will be for the agents who help to sell Residential Land’s properties and who introduce new opportunities to the company.

CEO, Bruce Ritchie comments ‘Estate Agents and lettings agents are a key part of our business and we couldn’t operate in the way we do without them.  We would like to take the opportunity to give something back to them and to say thank you.  We have now been in our new head office for a year and this gives the agents a chance to come along, meet the whole team and understand fully what it is we do and how they can get involved’.

BBC Apprentice Comes to Portobello Lofts

Residential Land, London’s largest privately owned residential landlord were pleased to be able to assist when asked, last Autumn, to find somewhere within their portfolio for the candidates in this years BBC reality television documentary ‘The Apprentice’ to live.  The programme’s makers decided to rent out Portobello Lofts, a new build apartment block located to the north of Notting Hill.  The building benefits from large glass windows, modern interiors and stunning views over the Regents Canal.  The building was a recent purchase for the Residential Land group and with a few minor alterations to make the property ‘television ready’ the filming could begin.

The programmes sees 12 candidates battle it out over twelve weeks to become Sir Alan Sugar’s apprentice winning the opportunity to work in one of Sugar’s many businesses and earn a six figure salary.  The programme is centred around weekly tasks and assignments that see the candidates go head to head ending each week with a boardroom battle and one of the candidates being fired.  The scenes in the house are central to the show often giving the viewers a better understanding of each candidate and their personalities.  Returning from the tasks each day, tensions unfold and arguments often erupt!

This year saw restaurant owner Yasmina Siadatan crowned as Sir Alan’s new apprentice after beating runner-up Kate Walsh.
