Job Vacancy – Building Manager’s Assistant


Residential Land are looking for an organised individual to work alongside the Building Manger of two large properties in Central London looking after the day to day running of the buildings.  You should have excellent communication and interpersonal skills as you will be regularly liaising with tenants, agents, contractors and you will be the first point of contact.


•    Organise advertising to find suitable tenants
•    Arrange viewings and show potential tenants available units
•    Arrange tenancy agreements
•    Organise renewals if a tenant wants to extend their tenancy
•    Ensure all rental payments are received on time and chase tenants for any rent arrears
•    Organise for vacant flats to be professionally cleaned
•    Liaise with the local Councils in relation to Council tax payments
•    Liaise with utility companies in regards to unpaid bills
•    Collection and banking of rents to include receipts and accurate records
•    Organise check-ins and check-out for tenants
•    Organize quarterly property inspections for all rented flats


•    Help to deal with any day to day maintenance issues
•    Organise the replacement of any household appliances that are broken and cannot be repaired
•    Ensure that notes are put on to the property management system
•    Carry out daily inspections of the buildings communal areas

Day to day duties

•    Answering the telephone
•    Liaising and making appointments with estate agents
•    Update the website on a daily/weekly basis
•    Update the availability list for agents
•    Ensure the office has sufficient stationary
•    Ensure you have petty cash and receipts are kept for all expenditure

The person:

>Excellent organisational and time management skills
>Able to work alone as well as part of a team
> Knowledge of Propman or other property database system preferred but not essential
>Property experience is essential
>Polite and well spoken
> Intermediate Microsoft Office
>Works well off own initiative

Online Marketing Intern Position Available


Residential Land are looking for a web savvy Online Marketing Intern to join our team.

This job is a volunteer role and will suit the ambitious student/graduate looking to build experience in a Property Marketing function while looking for their next move in online/digital marketing.

Residential Land buy, rent and sell property across prime central London. With a large portfolio of properties for rent across the best postcodes in London, we are on one of London’s largest private landlords.

Online Marketing Internship:

The role of the internship is to provide Online Marketing support to the Marketing team. Your duties will include:

• Increase search engine optimisation (SEO) for websites through Link Building and writing targeted web copy
• Build profile and presence through social media
• Help to deliver all marketing communications – marketing literature, email marketing campaigns
• Assist writing online articles
• Assistance with managing contacts database, websites, communications, PR
• Monitoring listings of our properties on Portals and liaising with Agencies to ensure accuracy
• The role will also involve other general Marketing duties

Residential Lettings Negotiators


Residential Land, one of prime central London’s largest landlords are actively seeking to employ TWO Lettings Negotiators. Reporting directly to the Corporate Lettings Manager the role will span accross the portfolio and will include a broad spectrum of tasks including organising direct viewings and finding new ways to promote the company.

Vacancy – Administrator


We are looking for an Administrator to come on board and provide administrative support to one of our Building Managers.

You must be efficient in your work and have experience of using Microsoft Word & Excel. It is an all-round support role including general office duties so the successful candidate must be a good self-starter with extremely good initiative. You will also help out with letting out our apartments.

Vacancy – Purchase Ledger


The Purpose of the Role

To take sole responsibility for the purchase ledger function in the group. To be the main contact for all suppliers.

Pre-Ledgering Function

File all Purchase Orders raised by individual departments once approved by FD.
Dealing with all the supplier invoices and credit notes that come in, these will need to be logged on the Purchase Invoice Register (PIR), at the logging stage these will also need to be allocated to the respective property / client, the PIR facilitates this.
Once logged these invoices will need to be matched to the PO’s, this should be the case for all invoices except utility bills / council tax.
For Invoices that do not have PO’s these will need to be forwarded to the respective department heads/building managers for authorisation.

Ledgering Function

Prepare batch of invoices that need to be ledgered and then ledger the invoices.
Ensure that all invoices are being coded to the correct expense account on the P&L. At this stage additional checks will need to be made to ensure that the invoice is filtering through correctly to the respective property/client. This is automatic if the entry is correct at the PIR stage
Once ledegered all invoices are to be filed in the outstanding invoices file

Payment Function

Run the Creditors Ledger – Days Outstanding Report once every fortnight, this will gives an indication of the invoices outstanding that need to be paid.
Prepare the payment batch by sorting invoices that need to be paid via Bacs or cheque, this will need to be sorted in two separate batches.
Batches to be authorised by the FD.
Run the Payment Process for invoices to be paid via BACS, send out copies of remittance advices either via E Mail or post and file copies in the payments file.
Run the Payment Process for invoices to be paid via Cheque, these will need to be signed by FD.
Take copies of the signed cheques and attach these to the respective paid invoices.
Post cheques out to the suppliers.

Post Payment Function

File all paid invoices in the paid invoices file.
For the purposes of the audit trail ensure that all invoices paid are filed in payment batch and document number order.
For the Internal Audit Purposes reconcile supplier outstanding statements to our creditors ledger.

Additional responsibilities

Processing of expenses for Staff in a timely fashion.
Set up relevant supplier accounts on Propman for new suppliers.
Work through bank statements to ensure any direct debits from the general accounts are being allocated to relevant expense accounts on propman.
Support other members of the Finance team as and when required.
